- Laboratory Facility Expansion
Our team provided design, procurement and construction management services for an office and laboratory expansion to support manufacturing growth and compliance initiatives. This brownfield expansion project was designed to provide safe, efficient space for lab and administrative employees working in close proximity while meeting compliance standards of both the client and the governing regulatory agencies.
The project incorporates microbiology and chemistry labs, Drug Enforcement Agency (DEA) Drug Schedule 2 substance storage and a secured high-density document storage area. In addition, space was allocated for the addition of a pilot plant to support research and development activities with the potential for small-batch manufacturing in a Current Good Manufacturing Practice (cGMP) compliant environment. The building improves capacity, ergonomics and efficiency and creates a new “front door” to the facility, emphasizing the values of the company and creating community outreach.
Relocation of the existing labs to this new building required the design and construction teams to understand how best to phase commissioning to eliminate downtime of the laboratory functions. We used input from project stakeholders to build in redundancies so that critical operations continued without interruption. The programming component incorporated expansion plans for the production area to minimize the risk of inhibiting future work at the site.
Our team worked with the client to understand the total construction budget constraints and develop a strategy of checks and balances throughout the design phase that would reduce risk of redesign and keep constant focus on the budget. Navigating through late scope changes, weather delays and budget constraints, the building was delivered under budget and two months before the originally planned completion date.
