Private Corporate Hangar

We were the design-build contractor for a 60,000-square-foot hangar and shop space for three Gulfstream G650 class aircraft and flight operations offices. The facility supports executive travel and shuttle operations to other company sites.

Airside improvements include aircraft parking ramp, fueling and shuttle aircraft parking. Landside facilities include employee and traveler parking, shuttle bus dropoff and pickup, and corporate and airport operations area (AOA) security barriers and systems.

Design Detail

Building information modeling (BIM) was key to identifying and resolving potential construction issues during the design stage. A 3D rendered animation at the 60% deliverable stage assisted in client approvals of finish selections for high-end spaces.

Sustainable features include LED lights zoned by function within the high bay. High-volume/low-speed fans assist with climate control. Low-flow fixtures and recycled materials are incorporated where appropriate. High expansion foam fire suppression in the hangar bay supports compliance with National Fire Protection Association (NFPA) 409.

Flexible Function

The integrated design-build team enabled agile flexibility to incorporate changes to the facility’s function after the issued for construction (IFC) stage. We revised parking lot layouts, updated the lobby and HVAC systems, and reissued the package to authorities having jurisdiction (AHJs) for updated permitting. Our relationship with a mechanical subcontractor led to significant savings on the HVAC system for the conditioned space.

Environmental Solutions

The project site had an existing wetland in the center. The design team worked closely with regulatory agencies to work around the wetland and, in some spots, go under it. Also, contaminated soil was discovered on the site, a result of previous airport operations; the team worked closely with the client to address the challenge.
